OUR PROCESS

We know you don't do this every day. We understand it may be one of the most important projects you'll ever work on. So, we involve you from the beginning and lead you through this decision making process in a way that feels comfortable and personal.

Schematic Design
This is where every project begins - we start by asking you many big picture questions about your project (How will you use the building? What type of image do you want to create?). Of all the different decisions that need to be made in the design of the project, decisions made in the schematic design phase may be the most influential. You can look at this phase as a road map for the rest of the project. We spend the time here to ask pertinent questions about your goals for the project and how the building should function and look (Did you really want just a bigger version of what you have now, or should we try to improve the flow of your space? How should a person feel when approaching your building? Do you like red or tan brick? You get the idea.). The schematic design drawings organize your functional issues on paper while giving you a good idea of what the project will look like and how it will fit on the site. Approvals are part of the process.

Design Development
Here we take the big picture thinking from the schematic design drawings and start to hammer down the details. There are countless specifics to every project (did you want 3 or 4 hair dryers in the locker room?) Options for different components and systems are discussed (wood versus aluminum windows, forced air versus radiant floor heat, etc.) There are intermediate reviews to get your response and input along the way. When this phase is completed, not only will you know how your building will look and function, but you will also know the materials and systems that will be incorporated into it.

Construction Documents
This is the "Building It on Paper" phase where all the construction plans are drawn and specifications written. Wall thickness, heating and air conditioning units, faucets, electrical systems, etc., must all be detailed. Our construction documents are clear, well coordinated and considered among the best in the business by contractors who build our projects.

Bidding
Contractors bid on the project utilizing our construction documents as the "rules and standards". We can help post the public notice, solicit bids from contractors and are always available to answer questions. We conduct pre-bid meetings on site with the contractors and point out things that are unique to your project as well as outlining rules and guidelines for bidding. We help you through the bid process, attend the bid opening, review the bids, and make recommendations for each bid.

Construction Administration
We continue as our client's partner during the building phase of the project carefully protecting the owner's interests. We conduct pre-construction meetings, we visit the site, conduct construction meetings, make sure the contractors are doing what is specified in the documents, and answer client questions. We encourage a partnering relationship among owner, contractor, and architect, which facilitates a successful completion to the project. Even long after your project is complete, we are available to answer questions or assist in any issues that may arise. This is one of our favorite phases of work, and an area in which we really shine.
